2. Our Cash Buying Service
We provide a direct cash property purchasing service as described on this website. Our process involves:
- Providing a free, no-obligation indicative cash offer based on the information you supply
- Arranging an independent RICS valuation and survey of the property
- Confirming a formal cash offer in writing following valuation
- Instructing solicitors and completing the purchase at a timescale agreed with you
A binding purchase agreement is formed only when a formal offer is accepted in writing by both parties and contracts are exchanged. Any indicative offer provided before valuation is non-binding and may be revised following the survey.
3. Cash Offers and Pricing
Initial cash offers are estimates based on information you provide and current market conditions. The confirmed offer following survey may differ if the property condition, title, or other material factors differ from those described at enquiry stage.
We will always notify you in writing of any change to the offered price before requesting your agreement to proceed. You are under no obligation to accept any revised offer.
We charge no fees to sellers. All legal costs and survey costs on our side are covered by us. Sellers are advised to obtain independent legal advice, which they are responsible for funding, though we can recommend solicitors experienced in fast completions.
4. Your Right to Withdraw
You may withdraw from any stage of the process at any time before contracts are exchanged, without penalty and without giving a reason. Once contracts have been exchanged, withdrawal may result in financial consequences as agreed in the exchange documentation.
To withdraw, please notify us in writing at quotes@sellyourhousequickly.uk. We will acknowledge receipt promptly.
5. Our Right to Withdraw
We reserve the right to withdraw or revise a cash offer at any stage before exchange of contracts where:
- The property condition or title differs materially from information provided at enquiry
- The independent valuation indicates a significantly different market value
- Legal or planning matters come to light that affect the property's value or saleability
- Market conditions change substantially between offer and exchange
6. Property Information
You agree to provide accurate and complete information about the property, including any known defects, legal disputes, planning issues, tenancy agreements, outstanding charges, or other material matters. Providing false or misleading information may result in withdrawal of our offer and could have legal consequences.
7. Completion Timescales
We aim to complete purchases in as little as 7 days from agreement, though typical timescales are 2–4 weeks depending on legal complexity. Timescales are targets, not guarantees, and are subject to satisfactory completion of legal due diligence and title investigation. We will always work at a pace that suits you.
8. Our Liability
We will act in good faith throughout the buying process and in accordance with applicable law. Our liability to you shall not exceed the agreed purchase price of the property. We are not liable for:
- Costs incurred by you in preparation for a sale that does not complete, except where we are in breach of an exchange agreement
- Loss of earnings, consequential losses, or indirect losses
- Delays caused by legal complications, third-party searches, or matters outside our control
Nothing in these terms limits our liability for fraud, misrepresentation, or any liability that cannot be excluded by law.
9. NAPB Membership and Property Ombudsman
We are members of the National Association of Property Buyers (NAPB) and registered with The Property Ombudsman scheme. In the event of a complaint that we are unable to resolve directly, you may refer the matter to The Property Ombudsman for independent adjudication. 10. Complaints
If you are unhappy with any aspect of our service, please contact us in the first instance at quotes@sellyourhousequickly.uk or on 0333 567 2503. We aim to resolve all complaints within 5 working days. If we are unable to resolve your complaint, you may refer the matter to The Property Ombudsman as detailed above.
11. Website Use
This website is provided for information purposes only. We make every effort to ensure accuracy but do not guarantee that content is complete, current, or error-free. We reserve the right to modify or remove website content at any time without notice.
You must not misuse this website by introducing malicious code, attempting unauthorised access, or engaging in any activity that disrupts or damages it.
12. Governing Law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
